Front Views and Porch
Traveling South from E. Third Street onto Linden Avenue, turn right on Centre Street and it is the first cottage on the right side, 121 Centre Street. This restored cottage is another unique restoration in the Huffman Historic neighborhood. The exterior landscaping and color make this property an eye catcher for all who drive by. All exterior landscape and doorway lighting is on a mechanical timer. You'll never come home to a dark home. Additional motion activated ligthing is in the back yard.
This cottage offers loft style living without the hassles of the downtown parking problem. Sixteen foot ceilings in the kitchen and front room areas and 10 foot ceilings in the bathrooms and bedrooms make this cottage very roomy. In addition, you will now have your own enclosed parking area and yard for your enjoyment. One or Two garage sections are available as part of the rental agreement.

2006 Restoration Project
Huffman Handyman Properties has restored this 1890's cottage while modernizing many of the features of the home.
This cottage,located at 121 Centre Street, Dayton, OH 45403 has been completely restored. Total renovation means new plumbing, electric, roof, appliances, kitchen, bathrooms, plain old everything. Sixteen foot cathederal ceilings in the front room make this unique cottage a dream to see. Restored cast iron and slate fireplace, hardwood floors, completely wired for home stereo in each room is available from the front room.
Take a look at the restored wood work details around the front entry door, kitchen entry door and the windows through out the cottage.
The original design of the cottage was the front room was used as a bedroom, the bathroom and laundry were another bedroom, the kitchen was the TV room, the master bed and bath were the kitchen and dining area is now the master bathroom and laundry area. We flipped the house totally around and made the back bedroom areas very private and the front of the home the activity areas with sixteen foot ceilings.

Kitchen Area
The kitchen area has all new appliances. The sixteen foot ceiling also compliments the tall upper cherry cabinets. Kitchen includes microwave hood combo, stove, refrigerator, garbage disposal, custom under cabinet lighting, special hanging lights from the tall ceilings and plenty of cabinet space. Key pad security system is located in the main hall area and is included with the monthly rental rate.
The custom under cabinet lighting makes the kitchen counters very bright and usable for any kind of entertainment. Take a loof at the short window, which is actually a door on the outside of the cottage.

Central Hallway
The original home design never had a hallway in it. We put a central hallway from the front room to the back door. The woodwork in the hallway came from old houses on E 4th Street that were being demolished. The woodwork was restored and installed and it compliments the solid oak doors throughout the home. The hallway is carpeted for warmth and noise reduction.
The digital thermostat maintains the comfort of the home either by the gas forced air furnace or central air conditioning is located in the hallway.

Half Bathroom
The half bathroom is adjacent to the second bedroom. It includes pedistal sink, toilet, marble floor and detailed lighting. All new plumbing and wiring throughout the home makes problem free and a joy to live in.

Laundry Room
The laundry area is located in the back hallway near the side door. Because the older homes have low ceilings in the basement, we put the laundry room on the same floor for convenience. It is large enough to accomodate both a washer and dryer. The current dryer hook up is electric but gas can be made available.

Second Bedroom
The second bedroom is about 11 x 16 with a large closet. The room has one large full height window for plenty of natural lighting. This room also has stereo speaker installed, which is part of the total home wiring located in the front living room.
Wired permanently in both bedrooms are cable and telephone hookups. A security motion detector is also located in the second bedroom and other locations through out the home.

Master Bathroom
The master bathroom has access from both the master bedroom and the rear hallway. The master bathroom has double sinks, full tub with shower and rope detailed toilet. It is painted to compliment the colors of the white woodwork and the master bedroom. The ceramic floors are detailed with 2" square blocks. The master bedroom and bath were actually the kitchen and dining room of the past.

Master Bedroom
The master bedroom is about 16 X 16. Two large windows bring in plenty of natural lighting and compliment the tall 13 ft ceilings. This room, just like the second bedroom has been pre-wired for stereo, cable and phone. Large natural oak woodwork compliments this historic restoration. This room is very spacious because of the location of his/her closets and the sitting bench below the window. Security system master is located in the hallway to the master bedroom.
Enjoy the rich old restored oak woodwork. Very few homes can boast the restoration of 100+ year old six inch tall woodwork. Close the doors and listen to the "quiet". The side window has a view of the garden area while the back window opens into the back yard and garage area. Hook up a stereo to the feed box in the front room and listen to the music thru out the home.

Back Hall Door
The back door area is tiled and has security panels, electrical panels and cable and phone panels for access to all of your wired utilities. The tile floor helps when the rainy and snowy days are here. Complete quiet and comfort is maintained by the central air, thermal pane windows and superior insulation.

Back Yard
The back yard is very private with direct access to your own private garage. The front side yard will have wrought iron fencing. The rear of the yard is completely enclosed with six foot privacy fencing. Plenty of yard space, privacy, off street parking and security, make this cottage a unique rental dream.

Available Garage Parking
The rental agreement can include a single or double stall garage. Arrangements can be made for either the double stall garage on the adjacent lot. For an example, a full size Ford Excursion fits in the single stall garage easily (26ft deep). Automatic garage door openers are provided for your convience. Rear alleyway lighting is on during the night.
There is also additional storage above the garage for boxes, bikes, etc. that you may want to keep for future usage.
